Landscaping Maintenance:
1. Trash pick-up is weekly on Monday's. If a holiday falls on a Monday, trash pick-up will be on Tuesday. Recycling pick-up is bi-weekly on Monday's. If a holiday falls on a Monday, recycling pick-up will be on Tuesday. Trash & Recycling bins should be placed at the end of your driveways no later than 6:00 a.m. The Recycling Pick-up Schedule is on the Administrative Forms page.
2. Cleanup: Lawn areas and planting beds will be cleaned of leaves, weeds and other winter debris in the spring. A litter free appearance of all grounds and beds will be kept throughout the season. Leaves will be cleaned on a regular basis through the end of the mowing season.
3. Mosquito & Pest Control: Mosquito treatment will be applied in mid May. All units will be treated in the fronts and backs of the buildings including the surrounding areas at the end of the cul-de-sac and by both ponds on the street. Pest control treatment will also be applied in mid May. All units will be treated around the exterior building foundations, decks and landscaping for ants, spiders and all general pest control.
4. Bark Mulch: Planting beds will be edged, a pre-emergent herbicide applied, and 40 cubic yards of mulch installed.
5. Lawn Mowing: Lawns will be mowed once per week to maintain a uniform height of not less than two inches and not more than three inches. Clippings will be removed from grass and planting beds if they become unsightly. Grass adjacent to fences, buildings, etc. will be trimmed and maintained at a uniform height. Walks and paved areas will be blown after each mowing.
6. Edging: Turf areas adjacent to walks and curbs will be edged to maintain a crisp neat appearance.
7. Pruning: Shrubs and ground cover areas will be pruned at the appropriate time of the season. Plant shape will be emphasized as well as dead and/or diseased limbs removed. Shrubs will be pruned monthly May - September as needed. A variety of plants will be rejuvenated each winter. Pruning services will be performed by trained/knowledgeable personnel with plant health being emphasized.
8. Plant Bed Care: All landscaping areas will be routinely weeded by a combination of hand weeding and/or use of herbicide which will be applied by trained, certified applicators. Please Note: Bedwork: Condo owners that have planted flowers will be required to help maintain these areas, Per Hilbrands Landscape Management. Extra Work: Any condo owner that requests extra plant bed work, must have prior approval. If request is above and beyond contract, condo owners will be billed for completed work.
9. November Cleanup: Lawn areas and shrub beds will be cleaned of leaves and debris.
10. Crabgrass Control: One application of pre-emergent crabgrass control will be applied to turn areas in the early spring prior to May 15. For maximum crabgrass control, the application should be watered within 5 days.
11. Fertilizer: Premium grade fertilizer will be applied to turf areas four times during the growing season (spring, early summer, later summer and fall).
12. Weed Control: Lawn areas will receive two applications of a broad leaf weed control in late spring and later summer. Materials will be applied by trained personnel in accordance with all label instructions. Constant monitoring will determine need for spot-treatment throughout the season.
13. Irrigation Services: Spring startup, monitor watering times and conditions, and shut down for winter.
14. Snowplowing: Will normally be plowed one time per 24 hour period after an accumulation of 1 inch or more of snow. Plowing is normally done between the hours of 12:00 A.M. and 7:00 A.M. depending of snowfall amount and the time it begins.
15. Hand Shoveling: Areas in front of garages will be hand shoveled after 1" or more of snow, front porches are owner's responsibility.
16. Roadway Salting: Road will be salted as needed.
17. Sidewalks: Sidewalks will be shoveled by the snowplow company, but salting is the owner's responsibility.
