All condominium fees are due by the 1st of the month, a ten (10) day grace period is given. Bills are not mailed, all Association correspondence is sent out electronically. Please remember to pay your condominium fee in a timely fashion to avoid a $50.00 per month late fee charge. All payments should be made to Ledgestone Condominium Association. Your monthly condominium fee is $180.00 (Plus Water) effective August 29, 2013.
Our Fiscal Year is the Calendar Year (January through December).
If you are planning on renting your home out, you MUST first contact the management office. The association will need the tenant names and information (including pets) for a background check. If the tenant is approved, we will need a copy of the lease agreement. Leases must be for a minimum of 12 months. This agreement also needs to include the by-laws and rules & regulations so that the tenants are aware and abide by the rules. Any fees incurred for background checks will be billed to the owner. Note: Owners are responsible for all actions of their tenants and any fines imposed against the home as a result of said actions.
Pets: no dogs, cats or other animals may be brought to reside at Ledgestone Condominiums without the prior written approval of Management.
Repairing or servicing of vehicles within the parking areas is strictly prohibited.
Trash pick-up is weekly on Mondays. If a holiday falls on a Monday, trash pick-up will be on Tuesday. Recycling pick-up is bi-weekly on Mondays. If a holiday falls on a Monday, recycling pick-up will be on Tuesday. Trash & Recycling bins must be stored indoors both before and after pick-ups. Trash & Recycling bins should be placed at the end of your driveway on Sunday as early as 12:00 AM or on Monday morning no later than 6:00 a.m..
We love to see the children play, but please do not ride bicycles, scooters, etc. on the grass. Do not leave toys or bicycles on the grass or roads. Keep these items in your home or in your garage when not in use.
Speed Limit: No vehicles shall exceed 15 MPH within the condominium complex.
Please remember to move your vehicle when the snow plows are on site clearing the roads. Snow plows will not attempt to plow the snow if your vehicle is obstructing the area.
Overnight parking for owners/residents is never permitted on the street, or in the visitor parking areas. All vehicles must be parked in the garage or on the driveway. No more than (4)ea vehicles per unit.
The insurance carrier for Ledgestone Condominiums for the period of 05/25/2013 - 05/25/2014 is Citizens Insurance Company of America. The insurance agent Wells Fargo Insurance Services, USA, Inc. of Grand Rapids, Michigan. This insurance is for common area and building replacement coverage only. If your mortgage holder is requesting proof of insurance or a certificate of insurance, you must contact Cathy Mulder at Wells Fargo directly. Their telephone number is 616-913-0714. Please keep in mind that you must maintain your own insurance policy on your condominium. Your policy should protect your personal property, liability and the dollar value of all improvements made to the interior of your home.
